Challenge

Deliver Azura’s first Madison-area community, two memory care households (40 suites) + two assisted living households (40 apts), on a tight, sloped site, with hospitality-grade amenities and strong acoustics, while maintaining a truly home-like feel.

Solution

As GC/CM, Catalyst coordinated site logistics (incl. partially buried lower-level services/parking), and executed EUA’s program to blend residential warmth with clinical durability and specialized spa/salon spaces and secure outdoor courtyards for memory care.

Impact

Azura Verona opened in Jan 2025, expanding high-acuity senior capacity in Dane County and setting a scalable template for Azura’s growth strategy.
