Challenge
Deliver a suite-style, 72-bed dormitory that also activates the street with 10,000+ SF of ground-floor retail, on a high-visibility corridor, while aligning school operations and neighborhood expectations.
Solution
Catalyst (CM/GC) coordinated campus logistics, underground parking, and commercial tenant separation; built RA apartments and multi-floor commons; and executed GDG’s convertible-to-market-rate unit planning for long-term flexibility.
Impact
The project expanded MLHS boarding capacity and created a revenue-supporting retail front for campus, modernizing the site’s presence on S. 76th St. and enhancing safety, supervision, and student life.
