The challenge was to design and deliver a facility that balanced: High-density capacity (multi-story indoor units + drive-up access) Security features (controlled entry, 24/7 surveillance, fire protection systems) Municipal and zoning compliance within a suburban context wary of industrial-scale buildings. Catalyst had to coordinate construction to meet brand standards while staying within tight delivery windows so Extra Space could capture market demand quickly.
Catalyst Construction acted as construction manager, bringing its non-self-perform model to secure competitive trade bids for structural steel, HVAC for climate-control, fire protection, and electrical/security systems. The Pleasant Prairie facility was built as a multi-story, climate-controlled storage complex with hundreds of units in varying sizes (5×5 up to 10×30+), indoor corridors, and drive-up bays. Implemented durable building envelope systems (insulated wall panels, vapor barriers, mechanical ventilation) to maintain consistent indoor temperatures year-round. Integrated security and customer experience systems: electronic gate access, digital surveillance, LED lighting, and user-friendly online reservation kiosks. Managed sitework and stormwater planning for a suburban parcel, ensuring compliance with Village of Pleasant Prairie design review standards.
